Dividend and distribution data retrieved via the live lookup feature is sourced from Yahoo Finance and other third-party data providers. This data may be delayed, incomplete, inaccurate, or out of date. Income Refinery makes no representation, warranty, or guarantee (express or implied) as to the accuracy, completeness, timeliness, reliability, or fitness for purpose of any data displayed or retrieved.

Data errors, omissions, feed outages, or API changes by third-party providers may result in incorrect figures being displayed without warning or notification. All automatically retrieved data should be independently verified against official issuer announcements, exchange filings, and regulatory disclosures before being relied upon.

Market and distribution data obtained through optional lookup services or supplied through imported files may be delayed, incomplete, inconsistent or inaccurate. Where sufficient information is available, Income Refinery may use the latest known per-payment distribution as a forward run-rate input and may derive or infer a payment schedule from explicit frequency information or historical payment dates. These calculations are planning estimates, not issuer announcements, predictions or guarantees of future distributions. Users should independently verify distribution amounts, payment schedules, special distributions and issuer announcements.

Past dividend payments, distribution histories, and income figures displayed in this tool are historical data only and are not indicative of, nor any guarantee of, future payments, returns, yields, or income. Dividends, distributions, and rental income can be reduced, suspended, eliminated, or varied at any time at the discretion of the issuing company, fund manager, trustee, or tenant, and without notice.

All income projections and estimates generated by this tool are hypothetical in nature and are based solely on data entered by the user. Actual income received may differ materially from estimates shown.

Live foreign exchange rates are fetched from the Frankfurter API, sourced from the European Central Bank (ECB). These are mid-market reference rates published on ECB business days and do not represent real-time interbank rates, retail rates, or rates applied by any specific financial institution. ECB rates are typically updated once per business day and are unavailable on weekends and public holidays; on those days the most recently available rate is returned. Rates may therefore be several calendar days old. If the Frankfurter request fails or returns an incomplete set of currencies, the tool requests rates from the open endpoint of ExchangeRate-API (exchangerate-api.com), a separate third-party service. That service is not the source of the Frankfurter rates, and its sourcing and update frequency are determined by its operator. Neither request sends your portfolio data. Fetched rates are cached locally in your browser and reused until they are refreshed, which the tool does automatically when it is online and the stored rates are missing or more than 24 hours old.

Where neither live source returns a complete set of rates, the tool keeps using the rates already stored on your device, which may be rates fetched earlier or hardcoded estimated rates set periodically by the creator, and which may not reflect current market conditions. Actual conversion rates at the time of income receipt will differ from rates shown, potentially materially. The tool does not account for conversion fees, bid-ask spreads, broker margins, or hedging costs.

FX rates in this tool are used solely to convert income figures for display purposes. No financial transactions are initiated or executed by this tool, and no actual currency conversion takes place.

Income Refinery accepts no liability for losses arising from reliance on exchange rates displayed or retrieved by this tool.

This tool does not provide tax advice. The withholding tax feature allows users to set a rate per holding, either manually (0%, 15%, 30%, or a custom percentage) or automatically based on a selected tax residence country. The automatically derived rates are based on publicly known treaty rates between the United States and other countries and are provided as a convenience for planning purposes only.

These rates are approximate, may be out of date, and do not account for the actual tax treatment applicable to any individual's specific circumstances, domicile, nationality, account wrapper (such as an ISA, SIPP, or equivalent), investment vehicle structure, or the precise terms of any applicable tax treaty. The tax treatment of dividends and distributions depends on many factors that this tool cannot assess, including the legal domicile of the issuing entity and the nature of the distribution.

Tax laws and withholding rates vary by country, change frequently, and depend on the nature of the income, the structure of the investment vehicle, and your personal tax situation. You are solely responsible for understanding and complying with all applicable tax laws and reporting obligations in your jurisdiction. Income Refinery accepts no liability for any tax liability, penalty, or consequence arising from reliance on the tax-related features of this tool.

All investments carry risk, including the risk of loss of principal. The value of investments and the income derived from them can fall as well as rise. Income-generating assets such as REITs, closed-end funds, dividend stocks, bonds, and similar instruments are subject to market risk, credit risk, liquidity risk, interest rate risk, inflation risk, concentration risk, regulatory risk, and other risks.

None of these risks are quantified, assessed, or communicated by this tool. Past performance of any investment is not a reliable indicator of future results. You may receive less than you invest.

All portfolio data, income figures, property details, settings, and API keys entered into this tool are stored locally on your device using your browser's localStorage mechanism. Income Refinery does not operate any servers that receive, store, or process this data.

Lookup requests are an exception. When you use the Lookup feature to retrieve dividend or distribution data for a ticker symbol, the ticker symbol is transmitted to external third-party services. Depending on your settings, this may include Twelve Data, EODHD, Financial Modeling Prep, Alpha Vantage, Polygon.io, and MarketStack via direct API calls. Where Yahoo Finance is used as a fallback, requests are routed through third-party CORS proxy services (currently corsproxy.io, allorigins.win, and codetabs.com) which may log the request. These proxy services are independent third parties not operated or controlled by Income Refinery, and their own privacy policies apply.

If you choose not to use the Lookup feature and enter all data manually, no data leaves your device during normal use of this tool (other than FX rate requests, which transmit only currency codes to the Frankfurter API and, if that request fails or returns an incomplete set, a fixed rates request to the ExchangeRate-API open endpoint that carries no portfolio data). As with any web request, these services can see your IP address and basic browser details.

The creator makes no warranty that locally stored data is secure, permanent, or protected from access by third parties with physical or remote access to your device. You are solely responsible for the security of your device and the data stored on it.

This tool optionally integrates with third-party dividend data providers including Twelve Data, EODHD, Financial Modeling Prep, Alpha Vantage, Polygon.io, and MarketStack. Any API keys entered by the user are stored locally on the user's device only and are never transmitted to Income Refinery's servers. Income Refinery has no access to, and accepts no liability for, the use or misuse of API keys entered into this tool.

As a fallback data source, the tool queries Yahoo Finance via third-party CORS proxy services: currently corsproxy.io, allorigins.win, and codetabs.com. These are independent services that relay requests on behalf of the browser. Income Refinery does not control, operate, or endorse these services, and they may change, become unavailable, or alter their terms without notice. Requests routed through these services may be logged by their operators.

Neither request transmits portfolio data: the Frankfurter request lists currency codes only, and the ExchangeRate-API request is a fixed rates query. Fetched rates are used for currency conversion and may be cached locally in your browser.

Income Refinery makes no representation as to the reliability, accuracy, uptime, or continued availability of any third-party data service. Third-party services may change their terms, pricing, rate limits, or data formats at any time without notice, which may affect the functionality of this tool.

To the fullest extent permitted by applicable law, Income Refinery, its creator, and any authorised distributors shall not be liable for any direct, indirect, incidental, special, consequential, punitive, or exemplary damages of any kind arising out of or in connection with your use of, or inability to use, this tool or any data displayed herein.

This includes but is not limited to: loss of income, loss of profits, loss of savings, financial loss, investment loss, loss of data, or any other pecuniary or non-pecuniary loss, regardless of whether such loss was foreseeable or whether the creator had been advised of the possibility of such loss. Some jurisdictions do not allow the exclusion or limitation of certain damages, in which case the above limitation may not apply to you.

This tool is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement, or uninterrupted availability.

Income Refinery does not warrant that the tool will be error-free, that defects will be corrected, that calculations will be accurate, or that the tool or its data sources are free of viruses or other harmful components. You assume full responsibility and risk for your use of this tool.

All code, design, layout, content, and functionality contained in this tool are the intellectual property of the creator and are protected by applicable copyright, trade secret, and other intellectual property laws. No part of this tool may be reproduced, distributed, modified, adapted, reverse-engineered, decompiled, or used to create derivative works without the express prior written consent of the creator.

Authorised distributors and partners may only distribute this tool in its original, unmodified form and solely pursuant to the terms of a written distribution agreement. Any unauthorised copying, redistribution, or sale of this tool or its underlying code constitutes copyright infringement and may be subject to civil and criminal penalties.

By using this tool, you acknowledge and agree that: (a) you are using it entirely at your own risk; (b) you are solely responsible for verifying the accuracy of all data entered or retrieved; (c) you will independently verify all dividend, distribution, rental income, and other financial figures against official and authoritative sources before making any financial decision; (d) you will seek independent professional advice from appropriately qualified and licensed advisers before acting on any information presented; and (e) you will not hold Income Refinery, its creator, or any authorised distributor liable for any outcome arising from your use of this tool.

This tool is provided on a one-time, as-is basis. Income Refinery does not provide, and you should not expect, any form of after-sales support, technical assistance, customer service, bug fixes, patches, updates, enhancements, or ongoing maintenance of any kind.

No obligation is assumed by the creator to respond to any enquiry, report, or complaint relating to this tool. Income Refinery reserves the right, at their sole discretion and without notice, to discontinue development, withdraw the tool from distribution, modify its features, or cease providing access to any third-party data services it depends upon. Any updates or new versions that may be released are provided entirely at the creator's discretion and do not create an expectation of continued support or future development. This section applies together with Section 19: the creator may, but is not obliged to, release fixes or updates, and any future major version of Income Refinery Pro may be offered as a separate, optional upgrade.

This tool provides the ability to export your data in three formats: JSON (a re-importable application backup of your portfolio, settings, snapshots and FX data), Excel workbook (.xlsx, for external analysis), and CSV (snapshot history). Which formats are available depends on whether you use the free version or Income Refinery Pro. These exported files are created and saved to your device by your browser.

Once exported, these files reside outside the tool and outside the browser's localStorage environment. You are solely responsible for the security, storage, and handling of any exported files. Exported files may contain your full portfolio data including holding names, income figures, property details, and other information you have entered. Income Refinery accepts no liability for the disclosure, loss, or misuse of data contained in exported files.

The JSON backup excludes market-data API keys by default. You can explicitly choose to include them. If you do, the keys are stored in the file in plaintext, and it is your responsibility to keep that file private and secure. Anyone who obtains the file can read the keys.

Income Refinery operates a Refer a Friend programme, described in full at incomerefinery.com/refer. Participants receive a personal discount code, ordinarily emailed within one business day of their request, which gives a referred purchaser a reduction off the price of Income Refinery Pro, and earn a fixed reward for each completed purchase made using their code. Programme terms, including the current discount and reward amounts, are set out on that page and may be updated from time to time as described below.

Participation is open to anyone using Income Refinery; there is no application review, traffic threshold, or influencer vetting requirement. A participant's discount code, the rewards generated by it, and any associated personal information (including the PayPal email address provided to receive payouts) are not transferable and may not be sold, licensed, or assigned to a third party.

Comments and testimonials. The sign-up form invites participants to write a few words about what they would tell a friend about Income Refinery. The comment is optional. If you write one, you agree that Income Refinery may publish what you write, in whole or in part, on its website, on social media, and in its marketing materials, with your first name and the first letter of your surname. Income Refinery may shorten a comment or correct its spelling but will not change its meaning. Income Refinery will not publish your email addresses. Please write only what is true and your own, and do not include personal information about other people.

Because participants can earn rewards, Income Refinery may state next to a published comment that it comes from a referral programme member. A reward depends only on purchases made with your code. It does not depend on whether you write a comment or on what you say, and you are free to give criticism as well as praise. You may ask Income Refinery to remove a published comment at any time, as described in Section 18.

Rewards are calculated and consolidated at the end of each calendar month and are ordinarily paid during the first week of the following month, via PayPal, to the email address supplied by the participant when their code was issued. Income Refinery accepts no liability for delayed, failed, or misdirected payments arising from an incorrect, inactive, or unsupported PayPal account, and is not responsible for currency conversion, transaction fees, or restrictions imposed by PayPal or the participant's bank.

A discount code may not be used to purchase a copy of Income Refinery Pro for the code holder's own account, and Income Refinery reserves the right to withhold or reclaim rewards arising from self-referral, duplicate accounts, or other circumvention of the intended operation of the programme. Income Refinery reserves the right, at its sole discretion, to decline, delay, withhold, or reverse a reward, and to suspend, deactivate, or refuse to issue a discount code, where it reasonably suspects fraud, abuse, or a violation of these terms.

Income Refinery may modify, suspend, or discontinue the Refer a Friend programme, and may change the discount amount, reward amount, payout schedule, or payout method, at any time and at its sole discretion. Where reasonably practicable, advance notice will be given of any material change, and referrals already completed under the terms in place at the time will be honoured. Continued participation in the programme following any change constitutes acceptance of the revised terms.

The Refer a Friend programme is independent of, and not affiliated with, PayPal or any other third-party platform referenced in connection with it. This section governs the Refer a Friend programme specifically; the disclaimers, limitations of liability, and other terms set out elsewhere in this document apply equally to your participation in it.

This website, its Pro checkout, and its referral programme rely on the following third-party services, each governed by its own privacy policy and terms:

Lemon Squeezy: processes all payments for Income Refinery Pro as the merchant of record, and handles billing, tax, and receipts. Lemon Squeezy's checkout scripts, loaded on the /pro page, may set their own cookies to operate the checkout and, where applicable, attribute referral discount codes. Income Refinery does not receive or store your payment card details; these are handled entirely by Lemon Squeezy.

Web3Forms: processes submissions of the Refer a Friend sign-up form, transmitting the name, email address, PayPal email address, and comment you enter to Income Refinery for processing.

Make.com and Google Sheets: Refer a Friend sign-ups are routed through Make.com, an automation platform, which records participant details in a Google Sheet to issue discount codes and track referral rewards.

PayPal: Refer a Friend rewards are paid out via PayPal to the email address supplied at sign-up. See Section 15 for further detail on the referral programme.

Fonts: this website serves its typefaces from its own server. It does not load fonts from Google or any other third party.

Aside from the checkout and form requests described above, Income Refinery does not use analytics, advertising, or tracking cookies on this website.

Who holds your data. Your portfolio data stays in your browser and Income Refinery does not receive it (see Section 7). The only personal information Income Refinery holds is what you give when you request a referral code: your name, email address, PayPal email address, and the comment you write. Web3Forms delivers it to Income Refinery by email. Make.com reads your name, email address, and PayPal email address from that email and records them in a Google Sheet kept by Income Refinery to issue your code and track your rewards. Your comment stays in the email. Lemon Squeezy holds your discount code and the purchases made with it. Income Refinery is operated by Darren C (see Section 16).

How long we keep it. We keep your sign-up details for as long as your referral code is active, and for up to 12 months after the code is retired or your last reward is paid, whichever is later. We then delete them, both the Google Sheet row and the email. We keep payment records for as long as accounting and tax rules require. A comment we publish stays on our website until you ask us to remove it. A comment we do not publish stays in that email and is deleted with your sign-up details.

Web3Forms, Make.com, Google, Lemon Squeezy, and PayPal each keep their own records under their own policies and for their own periods. When we delete your details, we delete what we control and, where a provider allows it, ask the provider to delete its copy.

How to ask. Email hello@incomerefinery.com from the address you signed up with, and put “Delete my data”, “Remove my comment”, or “Show me my data” in the subject line. You may also ask us to correct your details. We aim to reply within 30 days. If you ask us to delete your sign-up details, we will retire your referral code. Any reward you have already earned will be paid first, if we can still reach your PayPal address.

One-time purchase. Income Refinery Pro is a one-time purchase of the current version. It is not a subscription, and there is no recurring charge. You will never be charged automatically for a renewal or an upgrade.

Personal licence. Your purchase gives you a personal, non-exclusive, non-transferable licence to use your copy of the Pro file on devices that you personally own or use. You may not redistribute, resell, publish, or give copies of the file to others.

Payment and delivery. Lemon Squeezy is the merchant of record for Pro purchases and handles payment, billing, tax, and receipts (see Section 17). Your copy is delivered through the Lemon Squeezy checkout and delivery flow, or by the method described on the Pro page. Income Refinery does not receive or store your payment card details.

All sales are final. All Pro purchases are final. The free version of Income Refinery is available so that you can evaluate the tool before you buy. No 14-day refund is offered.

Updates. The Pro file is provided as-is, in the version you buy. Future updates are not promised. The creator may, but is not obliged to, release fixes. A future major version may be offered as a separate, optional upgrade, and you will never be charged for it automatically. See also Section 13.
